Property taxes on a new construction home in Texas?
December 9th, 2009 | by admin |I purchased a new construction home in August in San Antonio (bexar) and need info about property taxes. First, when do homeowners in general recieve their tax bills? Taxes are due at the begining of the year correct? We have not recieved any bill or notice. Also how do I know when they have appraised my house for it’s new value (ie. not just the value of the land anymore). Will they send a notice of the new appraised value once they reappraise it? I don’t think they have yet because the web still lists the value as only what the land is worth. Once they DO appraise it for the new value, will I be paying taxes on the new higher appraisal value starting at the date they did the appraisal or will they back bill for all the months since when we closed on the home? Or will they only back bill for the year they appraised it in? Lastly, if i file my homestead exemption now, will that cause them to appraise my property sooner and then i will have to pay on the higher value longer?

At the next annual reappraisal of your property the value will reset to the purchase price according to the closing documents. This is pretty much automatic. TX state law requires appraisal districts to value property at FMV and the sales price is an excellent basis for that assessment.
